The transfer process in simple terms

    You tell us that you would like to move your property to Locara. We review your current management appointment, confirm the applicable notice requirements and help prepare and coordinate the notice to your existing agency.

  2. 2

    We coordinate with your previous agency to collect the records and information needed for the handover, including leases, bond records, inspection reports, keys, certificates and tenant contact details. We review what is received and follow up on any gaps that require attention.

    We contact your tenant directly to introduce ourselves and provide clear instructions about the change in management and any new payment or contact details, making the process straightforward for them.

  4. 4

    We review the available property and compliance records, identify any gaps or upcoming requirements and arrange further checks or specialist advice where needed.

  5. 5

    Once the handover is finalised, Locara takes over management of the existing tenancy. The tenancy continues under its existing agreement, with the tenant given Locara's contact details and updated rent payment information where required.

We manage the agency communication

In most cases, Locara can coordinate the notice, handover and correspondence with your current agency. If anything requires your direct involvement or approval, we will let you know.

Coordinated payment handover

We coordinate updated rent payment information with the tenant and work with the outgoing agency on the transfer and reconciliation of funds and records relevant to the handover.

Smooth tenant transition

We introduce Locara to the tenant, explain what is changing and provide the contact and payment information they need. The aim is to keep the transition clear and minimise unnecessary disruption.
