Tenant applications via Snug

In most cases applications are processed using Snug, which uses AI to verify ID, assess affordability and review rental history and references. We also conduct additional checks with tenancy databases such as TICA. We provide a summary of shortlisted applicants, including notes on potential risk and suitability.

Maintenance coordination

Maintenance requests are reviewed for urgency and progress is tracked through to completion. We do not wait until the end of a tenancy to address repairs. You are kept informed about what can be scheduled immediately, when quotes are needed, and which repairs might be best timed for a lease renewal or vacancy. This proactive approach helps maintain your property's condition and tenant satisfaction.

Lease renewals and rent reviews

Before a lease expires, we assess rent and lease terms by considering local market data, the tenancy's track record, and your longer-term goals. We can provide a rental strategy or cost-benefit analysis if you are considering re-listing, and our recommendations are always supported by evidence.

Routine inspections

We typically complete four routine inspections per year, as permitted under the RTRA Act. Each inspection report includes written notes and photos, with comprehensive 360-degree imagery provided annually. Reports highlight urgent issues, items to monitor, and offer a concise summary for your records.

Tenancy recommendations

When a decision is required, such as tenant selection, maintenance approval, or lease renewal, you receive a summary of key facts, relevant risks, and our practical recommendation to help you make an informed choice.
